Dissertation Title: Eco-spatial Behavior Approach of Settlement Occupancy in Kota Baru Kemayoran Flats (Pendekatan Eco-spatial Behavior Penghunian Rumah Susun Kota Baru Bandar Kemayoran).
Eco-spatial Behavior (ESB) is the embodiment of spatial setting that resulted from human actions, which are in appropriated with the principles of ecology. These actions include human behavior towards space such as attitude, motivation, human action and achievement) and the fluctuations of the non-sensation system elements, which can form a pattern of human behavior. ESB will affect and be affected the quality of built environments such as residential flat. Flat development in order to rejuvenate the environment Kota Baru Bandar Kemayoran in the 1980s have been quality decreasing gradually. The study has used a method of evaluation the post occupied through systems approach.
The objectives of study are (1) to evaluate the technical performance, function and behavior post-occupancy of residential occupancy in low cost housing flats; (2) to evaluate the indicators and ESB performance of residential low cost housing flats; (3) to identify antecedents to behave ESB occupancy response; and (4) to develop a model and ESB application scenario in the low cost Housing Flats Bandar Kemayoran.
The results showed that the achievement of technical performance of the Flats building is between 45% – 50%, performance achievement for occupancy function is between 80% – 90% on a scale of 100 %, and perception of the value of residential Flats reaches 2.5 to 3.8 on a scale of 5 . Value of ESB performance is between 2 – 4 on a scale of 5. The antecedents of preserve the environment and behavior (ESB 1) and environmental coping efforts (ESB 2) is the attributes of presence or absence of opportunities, easy doing, and the norm (social pressure) which requires that will keep up the environment. The antecedents of motivation to improve the welfare of the inhabitants (ESB3) is the belief in the success and benefits of behaviors such as the benefits from action to increase the quality of home, income, health, pleasure and knowledge of residential Flats. Organizational activity (ESB4) preceded by antecedent attributes such as awareness of environmental conditions, adaptability occupants, and residential regulations.
The results simulation of the dynamics system for social model of ESB indicate that the number of occupants, spatial response, ESB, and public participation is declining, different from economic model of the ESB simulation that shows that the welfare of residents is increasing. The environment model for the simulation ESB model shows that the quality of residential Flats is progressively decreasing, although the number of waste decreased.
